I've noticed on my monthly jaunts up there that more housing has sold, as well as trying to demolish old bldgs not just for Rte 110 access but also to raise rents and get rid of some of the rif raff that resulted in increased crime. It seems split to me now between an emerging new Berlin and an old run down Berlin, which I agree the struggle will continue for some time. The parks are looking good and some beautification is occurring to make it more appealing, but it is still struGgling with low income housing and lots of empty lots. Been interesting to watch over the past 30 yrs, since I left....
